- Contribution
- Check a supported filing claim for a named entity, field and period, with citations, unchecked spans and claim-specific receipt links where available.
- Limit
- Coverage is current-only. A rejected claim can return no receipt, and a future check may differ. This service does not provide historical replay or an investment verdict.
What it does
- Check supported CMBS claims in commentary or AI-written text with verify_claims.
- Inspect current deals, fields and filing periods with coverage.
- Return filing links, per-claim results and unchecked_spans for text the server did not check.
Checked example · November 2026
A 4.11% note-rate claim for WFCM 2020-C58, loan 25.
The server verified the claim against two agreeing October 2026 filings. The worked example below includes both source links and the receipt. A separate rejected balance claim shows how forecasts remain unchecked and replacement values are withheld.
Setup
Choose your client's setup command. No account or API key is required. Call quickstart and coverage before checking a passage.
Connect and check coverageCoverage and freshness
Current-only CMBS claims supported by SEC ABS-EE and 10-D data. Counts on this page are dated snapshots; call coverage for current deals, fields and filing periods.
Limits
- Opinions, forecasts and unsupported fields remain unchecked. Read unchecked_spans.
- Current-only coverage does not provide historical-period queries.
- Bond and class receipts were unavailable in the 2026-11-02 coverage check.
- A loan balance is the trust's securitized balance and may differ from the whole-loan balance.
- UNVERIFIED and out-of-scope results indicate coverage gaps, not that a claim is false.
- A rejected claim does not disclose the underlying value. Receipt links require the claimed value to check.
- Source checks do not replace human review or provide investment advice.

A rejected claim and an unchecked forecast
The server used filing period 2026-10. This is a recorded result; call coverage before checking another claim.
Input to verify_claims
For WFCM 2020-C58, loan 25 has a current ending balance of $9,399,496.50. The property will outperform next year.Result: contradicted
The server returned contradicted for the October 2026 ending_balance claim, which checks scheduled trust balance. A value in another balance column would not verify this field. It left the forecast in unchecked_spans and did not disclose a replacement balance.
What was not checked
The property will outperform next year
Reason: no_grammar_match. A forecast is not a supported filing fact.
The linked claim check returned DENY with receipt: null. A rejected claim does not reveal the underlying value. New filings can change a later result.
Checked 2026-11-02
A note-rate claim with two agreeing sources
Both filings report the claimed rate for 2026-10. The receipt names the field, period and sources; later filings can change a later check.
Input to verify_claims
For WFCM 2020-C58, loan 25 has a current note rate of 4.11%.
Result
verifiedBoth cited filings report a note rate of 4.11% for the October 2026 period. verify_claims returned verified. The linked receipt reports CONFIRMED source agreement and a cited stage. This checks that field and period, not the loan's performance or investment merit.

Why the tape and the 10-D can disagree
Keep the field, reporting period and cited filings with the result. This connector contributes source citations, supported checks and explicit gaps; it does not verify every claim in a passage. Continue with the task guides to find and query related records.
Read the right result.
verify_claims reports on the full passage. The other verify tools check one claim at a time. The receipt only tells you whether the sources agree.

What it can and cannot check.
We checked coverage on 2026-11-02. The server supports 33 fields for CMBS deals, loans, and servicers.
Current sources
The passage tool checks CMBS facts from SEC ABS-EE and 10-D filings. Another tool checks N-PORT coupon data by security ID.
Current only means the latest filing period in the server. You cannot request an older period from this public endpoint.
- verify_claims checks facts it knows how to read. Opinions, forecasts, and unsupported fields go into unchecked_spans. The server does not guess.
- The CMBS data is current only. Each receipt names the latest filing period in the server.
- Bond and class receipts are not available yet. The coverage tool reports zero.
- A loan balance is the balance held by that trust. It may not be the full loan balance.
- A claim is required. Rejected claims do not return replacement values or a receipt; receipt links must include the claimed value.
- This tool checks sources. It does not give investment advice and does not replace human review.
