Query one loan-period balance
Question: What scheduled and actual balances does a specific CMBS loan record report, and for which period?
Data MCP needs arranged access to the relevant dataset and warehouse role. Request access and confirm the MCP client, table scope and row limit. This example reads a public filing-derived table; it does not use customer data or an unpublished endpoint.
1. Find and describe the table
After connection, call edgar_data.list_tables to resolve the table in your account:
{"schema": "PROPERTY_MART","offset": 0,"limit": 200}
The November 3 response included PROPERTY_MART.LOAN_PERIOD_FACT. It returned 47 of 56 tables in scope with complete: false because of the response budget. That was enough to identify this table, but not a complete schema inventory. Its table row count measures observations, not distinct loans.
Then call edgar_data.describe_table before writing SQL:
{"table": "PROPERTY_MART.LOAN_PERIOD_FACT"}
On November 3, 2026, this read-only call returned ok: true and 136 columns. The descriptions distinguished REPORTPERIODENDSCHEDULEDLOANBALANCEAMOUNT, the stated principal balance for the period end, from REPORTPERIODENDACTUALBALANCEAMOUNT, the balance outstanding at the as-of determination date. The response did not provide a query contract. Use the returned column names and descriptions for your account; do not guess them from a question.
2. Run a bounded SELECT
Call edgar_data.run_query with the following JSON arguments. The SQL filters one CIK and asset number, sorts by reporting period and filing date, and requests one row:
{"sql": "SELECT CIK, ASSETNUMBER, REPORTINGPERIODENDDATE, FILING_DATE, FILING_ID, REPORTPERIODENDSCHEDULEDLOANBALANCEAMOUNT, REPORTPERIODENDACTUALBALANCEAMOUNT FROM EDGAR_DB.PROPERTY_MART.LOAN_PERIOD_FACT WHERE CIK = '1827054' AND ASSETNUMBER = '25' ORDER BY REPORTINGPERIODENDDATE DESC, FILING_DATE DESC LIMIT 1","limit": 1}
The authenticated November 3 check returned ok: true, row_count: 1, rows_total: 1 and complete: true for this LIMIT 1 query. The row identified CIK 1827054, asset 25, reporting-period end October 13, 2026, filing date October 27, 2026, and filing accession 0001888524-26-019266. Its scheduled balance was 9268821.880000; its actual balance was 9399496.500000.
Those are $9,268,821.88 scheduled and $9,399,496.50 actual. They answer different field questions. complete: true does not mean you retrieved the entire loan history, and a successful query does not independently verify a claim. Keep the field, period and filing identity with any quoted number.
This step contributes a source observation and field meaning. It does not provide a preserved receipt or a check against a claim stated elsewhere.
If the query fails or looks incomplete
- If the table or column is unavailable, inspect
describe_tableand confirm your provisioned namespace and role. Do not broaden access by guessing another table. - If the response reports truncation or incomplete results, narrow the question or ask about the configured row cap. Never treat a partial count as a total.
- If the two balances differ, report both field names and dates. Do not silently substitute one for the other.
To inspect the recorded upstream sources, trace this table with Evidence MCP. To check a supported CMBS claim against current filings, use Receipts MCP.
